Water Leak Detection in Rivonia — Off Rivonia Road
Rivonia is our next-day suburb from the Rietvlei workshop — an hour up the N1, sometimes ninety minutes if we've caught the school run. In practice every Rivonia call starts with the same set of streets on the WhatsApp: how far off Rivonia Road are you, are you north or south of the M1 turn-off, and is your property on the residential side or the office-park side?
The first two questions tell us how long the drive is and which technician van is closest. The third tells us what the plumbing is likely to be. The old residential belt west of Rivonia Road is 1960s and 1970s freestanding stock — copper mains, mature gardens, deep service lines. The cluster developments east and north are 1990s and 2000s builds — HDPE mains under paved driveways, PVC on complex reticulation, and the occasional polycop compression joint that fails after ten years in the ground.
That's the difference that shapes every Rivonia job before we even arrive.
What Rivonia leaks actually look like
The single most common Rivonia call is a slow copper pinhole on the mains from the boundary to the house. The mains sits under a garden that's been landscaped, planted, mulched, and re-planted three times since 1968. The trees are established. The roots have found the pipe and pushed it sideways over decades. The joint eventually opens on the flexed run and water tracks along the pipe for years before it surfaces. Bill spikes, sometimes a boggy patch under a shrub, sometimes nothing at all above ground — and then the geyser struggles for pressure or a garden tap trickles at odd hours.
The second most common call, particularly on the newer cluster developments off Autumn Road and Umgwezi, is the polycop compression joint failure. Polycop was a popular 1990s fitting — cheap, easy to install, and unfortunately prone to cracking at the shoulder when the plumbing settled. Body corporates in Rivonia frequently only notice these because a single unit's bill jumps; the leak itself sits under a paved communal driveway and doesn't surface visibly.
The third pattern — and this is more Rivonia-specific than the other Sandton belts — is under-driveway leaks on retrofitted properties. Rivonia has more homes retrofitted with pool houses, granny cottages, and second-floor extensions than the average Sandton suburb. Every extension usually added a new run through an existing driveway. Those retrofit runs are where we most often land the pinpoint.
Our method on the Sandton side
Because Rivonia is next-day service, we can plan the visit properly. We WhatsApp the evening before with an arrival window — usually a two-hour slot, and we keep it. Once on site we work exactly the same sequence as Pretoria: meter test first, isolate the property, confirm the loss on the dial, then move to acoustic. On copper we get clean signal; on HDPE we don't — we know before we start which primary tool the property calls for based on the age of the build. Where the leak sits under Rivonia's mature gardens, tracer gas is often the deciding tool: hydrogen–nitrogen rises through soil and reads on the surface detector wherever the pipe is open, and it doesn't care about grass or mulch.
We work in silence during the acoustic phase, which sometimes surprises homeowners — but noise makes the microphone useless, and we'd rather look strange than miss the leak. Report in the inbox within two business days, R1,850 flat.
Pricing, guarantee, and terms
Residential water leak detection in Rivonia is R1,850 flat. That covers the full method sequence, pressure verification, and a photographic report with numbered findings and a repair quote. On confirmed leaks — meter turning, water use zero — that we cannot locate with our full detection kit, you receive a full refund under the No Find, No Fee guarantee. Please read the leak detection service terms before booking, especially if the property is a complex unit and access requires body-corporate coordination.
Prep — Sandton-specific
- Confirm the isolating shut-off valve is accessible and working. Rivonia isolators are often set into a boundary wall — please clear any vegetation covering the valve before we arrive.
- Close every tap and water point for the inspection window, including irrigation timers. If your gardener is on the property, please ask them to hold on the hose work for two hours.
- Enclose dogs.
- If the property is on a complex or estate, please share the booking reference with the security office the evening before — we'll usually WhatsApp you to confirm.
- If it's a suspected hot-line leak, switch the geyser on at least two hours ahead of our arrival.
Frequently asked questions — Rivonia
We're on a shared driveway complex off Rivonia Road — the leak might not even be ours. Can you tell?
Yes. Complex reticulation leaks are one of our specialities, and the isolation work is where the diagnostic starts. Before we begin acoustic work we close every unit's individual isolator and watch the shared meter. Whichever unit's isolator closure stops the meter turning has the leak. We document the isolation sequence so the body corporate can bill or repair accordingly. In cases where the leak is on the common reticulation between units, we identify that too.
The garden's had a fresh irrigation install and we now have random damp patches. Is that a leak?
Not necessarily — a newly commissioned irrigation system with a broken solenoid or a set-and-forget timer will produce those patches. Before we run a detection callout, please close the irrigation controller and watch the property for 48 hours. If the damp patches are still spreading with everything closed, book us. If they've stopped, the fix is on the irrigation side, not the leak side, and we'll save you the callout fee.
How does your callout for Rivonia work — do we need to be home?
Ideally yes, at least at the start and the end. We need someone to open the property, show us the isolator, and receive the pinpoint markings and photographic report. The middle ninety minutes are quiet acoustic work and you don't need to be present through it. Some clients hand us the gate remote and pop out for the walk-through at the end.
What if the leak turns out to be on the municipal side of the meter?
On the municipal side, the loss becomes City of Johannesburg's responsibility to repair. We format the report so it can be submitted to City of Johannesburg as evidence of municipal-side loss — clients have used it successfully to open a billing query.
No Find, No Fee
On a confirmed leak — meter turning with taps closed, or a measurable pressure drop on your pool circuit — if we cannot locate the source, you receive a full refund.
