Why estate pools fail at the fittings

The skimmer box on a 1990s Silver Lakes pool is a plastic vessel with a mortared-in throat and a rubber gasket around the weir plate. The mortar is a rigid material sitting against a slightly flexing plastic — over years of thermal cycling, hairline cracks develop at the interface. The rubber gasket hardens and takes on a compression set that no longer seals cleanly against the plate. Either failure lets pool water track down the cavity behind the skimmer and out into the surrounding backfill, invisibly.

The pool light housing is the same story with worse consequences. The niche is a cast-in-place plastic pot with a screw-in stainless retaining ring holding the light unit and its rubber gasket. When the gasket perishes — usually around year 15 — pool water can migrate down the conduit and out into the cavity behind the pool wall. This is the classic Silver Lakes overnight leak: pool level drops half a centimetre a night with no visible source anywhere on the deck.

Underwater wall inlets are the third recurring point of failure. On the deep-end wall, hydrostatic pressure pushes hardest, and the O-ring seals on the return-line inlets take the punishment. When they lose their seat, water bleeds into the wall cavity slowly enough that the loss looks like normal evaporation for months before anyone notices.

Frequently asked questions — Silver Lakes

Our Silver Lakes pool loses about a centimetre a day. Is that a leak or is that just evaporation?

One centimetre of daily loss on a typical 50 m² Silver Lakes pool is around 500 litres — that's well above what South African evaporation delivers in normal weather. Anything above roughly 0.5 cm/day sustained across a cool week is a real leak. The pressure workup will confirm whether it's the shell, the fittings or the plumbing.

Our pool light stopped working last year but we haven't fixed it. Could that be leaking too?

Absolutely — and often the light stopping working is itself a symptom. Not for the pool detection itself — the pool is a closed system independent of the property's water intake. The pool was retiled two years ago. Should the tile line be a suspect?

Yes — pool retiling is a Silver Lakes-common trigger for return-jet fitting leaks. The retiling process often involves the return jets being unscrewed and refitted; if the O-rings weren't replaced or reseated properly, they can start leaking within twelve to twenty-four months.
