Pool Leak Detection in Clubview — Where Hydrostatic Valves Fail

Clubview's pool stock is dominated by 1970s and 1980s Centurion builds — Marbelite shells set on Centurion's classic expansive clay, most of them with the original hydrostatic valve still in the deep-end floor. In the older Clubview homes we service, the single most common finding is a failed or partially failed hydrostatic valve, and it's often the leak that's been slowly draining the pool for months without anyone realising.

The hydrostatic valve is a safety device. It sits in the deep-end floor and is designed to open ONLY when groundwater pressure below the shell exceeds pool water pressure above it (which happens when the pool is drained on a wet-season stand). In practice, after 40 years underwater, the rubber flap inside the valve perishes or the seat corrodes, and the valve starts letting pool water bleed OUT through it into the ground below the shell — a slow, silent, hard-to-diagnose leak.

The Clubview deep-end signature

Every Clubview pool leak detection session starts with the deep-end hydrostatic valve check. We visually inspect the valve (typically a brass or plastic cap in the centre of the deep-end floor), assess the seal, and then run a targeted vacuum test on the pool floor over the valve zone. A working valve holds vacuum for 30 minutes; a failed one loses vacuum within 2-5 minutes.

Once the valve is confirmed as a suspect (or cleared), the standard three-circuit pressure workup follows: return, suction, skimmer throat, light housing, and shell pressure. On Clubview pools with the hydrostatic-valve failure pattern, the pressure workup often finds no other issue — the valve alone accounts for the loss.

Why the hydrostatic-valve fix is critical

A leaking hydrostatic valve isn't just a water-loss issue. Because the valve is a two-way potential path, a compromised valve also means groundwater can push UP into the pool when the pool is drained — during any resurfacing or repair work. On Clubview's expansive clay, this can complicate any future maintenance significantly.

So the hydrostatic-valve fix is often a preventative repair as much as a leak-loss fix. The repair itself is straightforward — the valve is accessed from inside the pool, the failed component is replaced, and the shell floor is re-sealed. On most Clubview pools we can quote the repair alongside the detection report.

Prep

  • Water level filled to halfway past the skimmer opening.
  • Water clear enough to see the deep-end floor — the hydrostatic-valve visual check needs this.
  • Pump and multiport valve functional.
  • If the pool floor has been resurfaced recently, note when — helps us assess whether the valve was recommissioned properly.
  • Enclose dogs.

Frequently asked questions — Clubview

How do I know if I even have a hydrostatic valve in my pool?

Look at the deep-end floor. If you see a small brass or plastic circular fitting (usually 3-5 cm diameter) in the centre of the deep-end floor, that's the valve. On some very old Clubview pools it can be tiled over — in which case the resurface work has covered the valve, which itself is a warning sign because a tiled-over valve is inoperable and could be a real safety concern if the pool is ever drained.

Our pool loses about 3 cm a week. Is that consistent with hydrostatic-valve failure?

Yes — hydrostatic-valve leaks are typically slow and steady, in the 2-5 cm per week range. The rate is roughly constant regardless of weather (because the loss is driven by hydrostatic pressure inside the pool, not by evaporation), which is a useful differentiator from evaporation-based losses that vary with sun and heat.

Can the valve be replaced without draining the pool?

It depends on the type. Some older Clubview valves can be accessed and swapped from inside the pool with the shell still full — a diver-style intervention or a snorkel-level swap. Others require a partial drain. The report includes our recommendation on which approach fits your specific valve.

Our pool was drained two years ago and the shell floor cracked. Could that be related?

Yes — and this is exactly why a working hydrostatic valve matters on Centurion clay. When a pool is drained without a functional hydrostatic valve, groundwater pressure below the shell can lift the empty pool from underneath and crack the floor. On any Clubview pool that shows floor cracks post-drain, we assume the valve was compromised and inspect it as part of the shell diagnosis.
