Pool Leak Detection in Highveld — Estates and Techno-Park Pools

Highveld is one of the newer suburbs in the Centurion basin and it feels it — most of the streets you drive through were laid down between the late 1990s and about 2015, and the pool stock is younger and more uniform than what we see in the older Centurion suburbs like Clubview or Eldoraigne. Highveld pool leak detection splits cleanly into two workloads: modern residential estates on the east side, and corporate campus and cluster-complex pools adjacent to the Techno Park.

Both leans on modern plumbing — PVC and HDPE, not the copper and Marbelite you'd find on older stock — and that changes the diagnostic approach in useful ways.

The Techno-Park corporate pool

The corporate campuses on and around Highveld Techno Park are an interesting subset of the pool leak workload. Many of the office parks and hospitality installations have communal pools that were built with commercial-grade plumbing — Class-16 HDPE mains, brass unions on the plant-room side, and Trans-Ute or similar heavy-duty multiport valves. When these installations leak, they leak in specific and diagnosable ways.

The plant rooms usually house one or two commercial-grade pumps rather than a single domestic pump. Our standard 90-minute session covers the single-pump domestic configuration; commercial multi-pump plant rooms are quoted on inspection because the isolation workflow is more involved (each pump feeds a separate manifold, and each manifold needs its own pressure hold test).

That said, most Highveld corporate pool calls are for the standard single-pump communal pools shared between office suites or apartment blocks — a straight domestic-equivalent job at the standard R2,150 rate.

Modern estate pools — the fibreglass fitting-interface pattern

The residential estates on the east side of Highveld — Highveld Estate, Copperleaf, the older Silver Stream Estate — are almost entirely fibreglass shell stock. Drop-in fibreglass shells from the major installers of the 2000s are the norm, and they age predictably: the shell itself remains sound for decades, but the fittings that pierce the shell wall (return jets, main drain, light housings, weir throat) develop interface leaks over time.

The failure mode is a slow, steady loss of 3 to 8 mm per week, worst in the summer when the pool sees the highest pump run hours. The pattern is not evaporation — it's real water loss, and the source is almost always one of the four to six penetrations in the shell wall. Every Highveld fibreglass call gets a targeted fitting-by-fitting isolation and dye stream test on each penetration.

Why HDPE pipework is a diagnostic advantage

Modern Highveld estates were plumbed with HDPE (high-density polyethylene) rather than the older PVC or the very old copper. HDPE is more forgiving diagnostically — it withstands higher test pressures without risk of joint failure at the O-ring, and it doesn't age-embrittle the way earlier plastics did.

That means we can pressurise a suspect HDPE circuit to 400 kPa and hold safely for 15 minutes. On an older PVC installation we cap at 250 kPa to avoid pushing a marginal joint over the edge; on copper we cap at 200 kPa. The higher HDPE ceiling sharpens the diagnosis considerably — a marginal joint that would pass a 200 kPa hold reveals itself at 400 kPa.

For clients, the practical difference is fewer 'inconclusive' reports on Highveld pools than on older-suburb pools, and shorter callout times when the leak turns out to be on the pipework rather than the shell.

Drive time and Centurion East routing

Highveld is fast to reach — 15 to 25 minutes from the Woodlands base off-peak, straight down the N1 south to the Ingersol Road offramp or via the Botha Avenue arc. We route Highveld calls efficiently by pairing them with jobs in Irene, Clubview or Rooihuiskraal on the same morning.

Same-day availability is standard. After-hours emergencies — a burst estate feed line, a commercial campus flooding overnight — call 072 899 3159.

Pricing, guarantee, terms

R2,150 flat for the single-pump 90-minute session — covers up to four return inlets, one main suction, one skimmer weir, and the standard pump/multiport valve. For multi-pump commercial installations, a scope-specific quote is emailed within one business day of enquiry. Photographic report with numbered findings on every job. If we cannot confirm the leak with the full detection kit on a standard single-pump session, the No Find, No Fee guarantee applies. Please read the pool leak detection service terms before your appointment.

Prep

  • Water level at halfway up the skimmer opening.
  • Water clear enough for fitting-by-fitting inspection.
  • Pump and multiport functional; on commercial plant note pump serial numbers if available.
  • For estates: managing agent / body corporate contact for gate access.
  • For office parks: security clearance and site contact confirmed in advance of arrival.
  • Enclose dogs.

Frequently asked questions — Highveld

Our estate pool loses 1 cm a day. Is that a shell leak on a modern fibreglass pool?

Not usually — that rate on a fibreglass Highveld pool almost always points to a fitting-interface leak, most often the return-jet penetrations or the light housing. Full shell failures are rare on 15-year-old fibreglass; fitting-interface leaks are the norm. We would isolate and dye-test each penetration in the 90-minute session.

The office park owns three pools around the campus. Can you do all three in one visit?

Yes, at a discounted multi-pool rate — priced by the number of separate plant rooms and pumps rather than the number of pools. Send the site plan and pump inventory through and we will quote in one email.

Our HOA has asked us to prove the pool is sound before the Section 21 sale of the unit. Can you provide that report?

Yes. We regularly produce pre-sale pool certification reports — a full 90-minute session with a written report confirming shell integrity, pump condition, and any noted issues. HOA and transferring-attorney requirements vary, so send us the exact wording they need and we will format the report accordingly.

How do you handle heat-pump-heated pools common in Highveld?

The heat-pump return line is treated as a separate circuit and gets its own pressure hold test. Please have the heat pump switched off for six hours before arrival so the exchanger equilibrates. On modern Highveld installations with variable-speed pumps, we also confirm the pump is set to a stable flow rate for the session.

No Find, No Fee

On a confirmed leak — meter turning with taps closed, or a measurable pressure drop on your pool circuit — if we cannot locate the source, you receive a full refund.
