Pool Leak Detection in Eldoraigne — the Clay-Belt Playbook

Eldoraigne sits on some of the most reactive soil we work with anywhere in the Tshwane basin. The suburb was developed largely from the mid-1970s through the 1980s on the western side of what is now Centurion, and the streets between Panorama Road and the R55 sit on a thick black-turf clay layer that swells with the summer rains and shrinks in the dry winter. That single geological fact drives more than half of the pool leak calls we work in the area.

This is not the same job as a Brooklyn pool call or an Equestria cluster-complex call. Eldoraigne pool leak detection is, more often than not, a ground-movement diagnosis dressed up as a shell diagnosis.

Why the clay drives the leak pattern

The Eldoraigne clay belt undergoes measurable seasonal expansion and contraction — around 3 to 8 mm of vertical movement between the height of the summer wet season and the low point of the winter dry. On a rigid Marbelite pool built 40 years ago, that movement telegraphs into the shell as fine flexural stress. Over decades, the shell itself usually copes, but the pipework buried alongside the pool does not. PVC unions rotate under repeated ground movement; the joint eventually opens by half a millimetre; and a slow leak begins.

The signature Eldoraigne finding is a compromised joint on an underground return or suction run, typically 1 to 3 metres out from the shell, at the point where the pipe passes under paved coping or a driveway. Above ground there's no visible sign; the pool just loses a slow and steady 1 to 2 cm a week regardless of weather.

How we find the joint

The workflow is targeted at the underground runs from the first minute. After the initial pressure hold test on the shell (confirming the shell is intact), each return and suction circuit is isolated at the pump manifold and pressurised. A failing joint shows up as a slow bleed on the isolated circuit — typically 20 to 50 kPa lost over ten minutes.

Once the failing circuit is identified, we sweep the ground above the pipe run with acoustic listening microphones and, where the run passes under paving, tracer gas injected at the isolated end. The pinpoint is usually accurate to within 30 cm of the failing joint — critical on Eldoraigne stands because opening the wrong metre of paving is expensive and the joint is often within a metre of an existing crack or level change in the paving that the homeowner will already have noticed.

The driveway-crossing case

Many Eldoraigne stands built in the late 1970s and 1980s have the pool return run passing under a section of the driveway or the paved patio. This was the standard installation practice at the time — trench the run once, backfill, pave over — and it wasn't a bad choice, until clay-belt seasonal movement started opening the buried joints thirty years later.

On this specific pattern the report includes a marked photograph of the driveway with the joint failure pinpointed. Most repair contractors can then open a section of paving 60 to 80 cm across, cut and rejoin the pipe, and re-lay the paving in a single day. The whole repair typically costs between R3,500 and R6,500 depending on the paving type — dramatically less than trenching the whole run.

Marbelite shell inspection — separate from the underground diagnosis

Eldoraigne Marbelite shells at 40+ years old also show typical age-related fatigue: mastic bond-beam shrinkage, tile-line staining, hairline stress cracks near the return jet penetrations. We inspect the shell as part of the same 90-minute session, and if we find shell-side issues we note them separately on the report — even where the primary leak is elsewhere.

This matters because a full re-mastic and a targeted mastic-crack seal is a great preventative on an Eldoraigne pool. If you're already opening the pool for a repair, doing the mastic work at the same time is smart.

Drive time and Centurion routing

Eldoraigne is well within our normal Centurion routing — 20 to 30 minutes from the Woodlands base off-peak, via the N1 south or the R21. We pair Eldoraigne calls with Clubview, Wierda Park or Rooihuiskraal calls on the same morning route where possible.

Same-day availability is standard. Book before 10 am and we can usually be on-site the same afternoon. After-hours emergency response is available on 072 899 3159.

Pricing, guarantee, terms

R2,150 flat for the single-pump 90-minute session, covering up to four return inlets, one main suction, one skimmer weir, and the standard pump/multiport valve. Photographic report with numbered findings, GPS pinpoint on any underground component, and a repair quote emailed within two business days. If we cannot confirm the leak with our full detection kit, the No Find, No Fee guarantee applies. Please read the pool leak detection service terms before your appointment.

Prep

  • Water level at halfway up the skimmer opening.
  • Water clear enough for shell-side dye inspection.
  • Pump and multiport functional.
  • If you have any records of prior repairs (especially trench work under the driveway or patio), have them ready — they help us route the diagnosis.
  • Enclose dogs.

Frequently asked questions — Eldoraigne

Our pool loses 1 cm a week, no visible cracks. Could it be the clay soil?

That rate is very consistent with an underground return-line joint failure — the classic Eldoraigne clay-belt pattern. Shell leaks usually run faster or show visible tile-line staining; a slow, steady 1 to 2 cm per week without visible shell issues is almost always underground. We would isolate each circuit at the manifold and correlate acoustically to pinpoint the joint.

The paving over our pool return line already has a crack. Is that the leak?

It's usually a very good indicator. Clay-belt movement opens both the paving crack and the buried joint at the same time — they move together. The crack in the paving is the visible symptom; the pipe joint underneath is the leak. We'd pinpoint the exact joint and mark it on the paving so the repair contractor opens the right metre only.

How much does the repair typically cost after the detection is done?

For a driveway-crossing joint failure on Eldoraigne stock, repair contractors typically quote R3,500 to R6,500 depending on the paving type (concrete block versus brick versus stone) and access. We can quote the repair ourselves in the same email as the report, or you can use your own contractor with our photographic pinpoint.

Does the reactive-clay movement mean the leak will just come back?

Not if the repair is done properly. Modern PVC unions with a flexible coupler at the failure point absorb the clay-belt movement in a way the original rigid unions could not. A properly-repaired joint on an Eldoraigne pool should hold for another 20 to 30 years.
