Pool Leak Detection in Groenkloof — Waterline Failures on Established Pools

Groenkloof pools have a distinctive age profile: most of them were built with the original house between 1965 and 1985, and the majority have not been retiled since. That's a lot of pools running on their original waterline tile installations for forty years or more. What we see failing across Groenkloof, more often than in newer suburbs, is the tile-line zone — the strip of tile that sits at the waterline, and specifically the mortar and mastic joints in that zone.

The failure mode is quiet and slow. A pool losing water only when the level is above the tile line (and holding when the level drops below it) is a classic Groenkloof pattern. Below the tile the shell is holding fine; above it, the water is tracking behind the tile mortar and out through the coping wall.

Above-tile losses

The three-circuit pressure workup catches pool-plumbing leaks cleanly. What it does NOT catch is a leak at or above the waterline, because the pressure test happens with the pool full and the leak zone submerged. So on any Groenkloof pool where the pressure workup returns clean but the level is still dropping, the next step is a controlled-level test: we drop the water to just below the tile line and monitor for 24 hours. If losses stop when the level is below the tile and resume when we refill above it, we've confirmed the leak is in the waterline zone.

From there we visually inspect every tile joint at the waterline for hairline mastic cracks, and dye-test any suspect joint. On mature Groenkloof pools the leak is often in the mortar behind a specific area of tiles rather than the tile face itself — dye migration under the tile edge confirms it.

The Groenkloof skimmer

Groenkloof's original pool builds often used a wide-throat skimmer with a rubber weir plate that was intended to be replaced every five to seven years. In practice, most Groenkloof skimmer weir plates have never been replaced — they're forty years old and hardened past useful compression. The plate no longer seats cleanly against the throat, and water bleeds past it into the skimmer cavity behind the plate.

This is a small, cumulative loss — usually 50 to 150 litres a day — that adds up to a noticeable pool level drop across a week. It's an easy diagnosis and an easy repair, and it's on our checklist for every Groenkloof session.

Frequently asked questions — Groenkloof

Our Groenkloof pool loses water only when it rains heavily. Is that possible?

Yes, and it usually points to overflow-related waterline failures. Heavy rain raises the pool level above the tile line for a short period, and if the tile-line joints are compromised, that's when losses accelerate. Between rain events the level drops back below the tile and the loss slows. The controlled-level test isolates this pattern cleanly.

The pool tile line has been like this for years without a problem. Why now?

Tile-line mortar deteriorates slowly. It usually takes 30-40 years for cumulative damage to reach the point where it actively leaks — and that's roughly where most original-build Groenkloof pools are now. It's not a sudden failure but a threshold being crossed. The good news: a targeted mortar repair is usually a straightforward job once we've pinpointed the affected section.

Does the coping mortar around the pool count as part of the shell?

For leak-detection purposes we treat it as a separate zone. If the coping mortar is cracked and water is tracking DOWN behind the coping rather than into the pool, that's not a pool leak — it's a paving-drainage issue. If the coping mortar is cracked and pool water is escaping UPWARD through it (because the water level is above the mortar joint), that IS a pool leak. Same-looking damage, different diagnosis, and we distinguish clearly in the report.

Should we consider a full retile if we have any waterline issues?

Not automatically. On a 40-year-old Groenkloof pool with only isolated waterline damage, a targeted mortar-and-mastic repair is usually the right first step and can extend the tile line's useful life by another decade. A full retile is warranted only if the damage is widespread or if the tile itself is delaminating in multiple locations. The report always includes our recommendation on repair-vs-retile.
