Pool Leak Detection in Hatfield — Complex Pools & Body-Corporate Scope

Hatfield's pool profile is different from the freestanding-house suburbs to the east. Most Hatfield pools are complex or block pools — the shared amenity in apartment developments, townhouse clusters or student-let compounds. That changes the leak detection scope substantially, because a complex pool sits inside a shared water-reticulation system where the pool's top-up line is often plumbed via the complex mains rather than a dedicated inlet.

The result: on a Hatfield complex pool, a slow leak might not show up as a drop in pool level for weeks, because the automatic top-up is masking it — and the water usage shows up in the body corporate's bulk bill rather than on any single unit's meter. By the time anyone notices, the leak has been running for months and the top-up cost is substantial.

R2,150 flat rate · Two-business-day photographic report

Isolating the top-up

Step one on any Hatfield complex pool is isolating the automatic top-up. We close the top-up line for a 24-hour observation and monitor level drop without any make-up water in the system. If the pool level drops during isolation, we have confirmed a real leak — and we know the loss rate cleanly, because there's no top-up masking the pattern.

Once we have the drop rate we run the standard three-circuit pressure workup: return line, suction line, pool-light housing, skimmer throat, and shell pressure. Whichever circuit shows loss under isolation is our next target for pinpoint work.

Body-corporate scope

Body corporates and complex managers often need a scope-of-work document before they can approve a leak detection budget. We issue a written scope alongside the standard R2,150 quote — this includes the isolation methodology, the report format, the timing of the visit and the technician detail. Insurance-facing bodies corporate use this scope to align the detection with their claim requirements.

The report we deliver is the same format as our residential jobs — photographic, numbered findings, GPS pinpoint on any underground component — but with an additional section documenting the top-up isolation results and the observed loss rate during isolation. This section is important for insurance claims where the loss quantum needs to be defensible.

The Hatfield after-hours option

For complex pools that see continuous swimmer use during standard hours, we offer a Saturday-morning slot at no extra charge. This lets us do the isolation and pressure work when the pool is empty rather than dodging swimmers. Book at least three days in advance for the Saturday slot.

Pricing, guarantee, terms

R2,150 flat for the single-pump session, including top-up isolation and body-corporate scope-of-work document. Photographic report with numbered findings, GPS pinpoint on any underground component, and a repair quote emailed within two business days. On confirmed leaks that we cannot locate with our full detection kit, you receive a full refund under the No Find, No Fee guarantee. Please read the pool leak detection service terms before your appointment.

Prep

  • Confirm body-corporate authorisation for the leak detection scope.
  • Water level at halfway past the skimmer at the start of the isolation observation.
  • Pump and multiport valve functional.
  • If you can, close the automatic top-up line 24 hours before we arrive — this shortens our session by an hour.
  • Complex access booked for our arrival slot.

Frequently asked questions — Hatfield

The body corporate says our pool doesn't leak because the level stays constant. Is that reliable?

No — that's the exact scenario where a hidden leak hides for months behind the automatic top-up. Constant pool level in a complex with auto-top-up means the top-up rate matches the loss rate. The only way to know is to isolate the top-up for 24 hours and observe. If the level drops during isolation, there IS a leak; the constant level was masking, not proving.

Our complex pool serves 30 apartments. Does that increase the session cost?

No — the R2,150 flat covers the single-pump session regardless of how many units the pool serves. What can add cost is if the leak is confirmed to be in the complex's shared water reticulation (rather than in the pool's own plumbing), because that's a separate detection scope. We flag this clearly in the report and quote it separately if it applies.

How do we distinguish pool loss from a leak somewhere in the shared complex plumbing?

The isolation test does most of this work. When we close the pool's top-up line, we're separating the pool from the complex reticulation. If the pool level then drops, the leak is on the pool side. If the pool level holds during isolation but the complex water usage still spikes, the leak is elsewhere in the shared system — that's a full residential detection scope, not a pool detection scope.

Can we get a certificate of compliance after the session for insurance purposes?

We issue a detailed report with our findings, our detection methodology and the pressure-test results — that's the document your insurer typically needs for a claim. It's not a formal Certificate of Compliance in the plumbing-legal sense (that's a different scope from a different regulatory body), but for a pool leak insurance claim it's the standard evidence package.
